Commode & Flush Tank Repair in Islamabad: Leaks, Running Water & Replacement Cost

A commode or flush tank that leaks, keeps running, or flushes weakly in Islamabad usually has a worn part inside the tank rather than a problem with the commode itself. The most common faults are:

  • A worn flapper or flush valve seal.
  • A faulty fill valve that never shuts off.
  • A float set at the wrong height. All three are quick repairs for a plumber, and most are fixed in a single visit, but a leak left running wastes a surprising amount of water and can stain the bowl, damage the floor, and raise the water bill month after month.

Running water

Running water is the fault people notice first, because they can hear it. If water keeps trickling into the bowl long after the flush, the flush valve seal is usually worn and no longer seals properly. If the tank keeps filling and water runs into the overflow pipe, the fill valve is faulty or the float is set too high. Both faults are inside the tank and both are visible once the lid is lifted, so a plumber can diagnose them in minutes. The fix is a replacement seal or valve, and the part must match the fitting, which is why the brand matters: Porta, Cera, and other common fittings use different valve sizes, and the wrong part will not seal.

A leak at the base

A leak at the base of the commode is a different and more serious problem. Water appearing on the floor around the base usually means the wax seal or the rubber gasket between the commode and the floor drain has failed, or the commode has loosened on its fixing bolts. This is not a fault to live with, because water seeps under the tiles and into the floor slab, and by the time the damage is visible, the repair involves the floor as well as the seal. A plumber will remove the commode, replace the seal, check the drain connection, and refit and reseal it properly. The job takes longer than a tank repair, but it is far cheaper than repairing a damaged floor.

Weak flushing has its own causes. A flush that does not clear the bowl is often caused by a low water level in the tank, because the float is set too low, or by blocked rim jets under the bowl edge, where scale builds up and narrows the water outlets. In homes with hard boring water, scale in the rim jets is common, and the fix is cleaning the jets rather than replacing anything. A flush valve that opens only partly, because the chain or the button mechanism is worn, also gives a weak flush. All of these are checked during a standard visit, and most are fixed without replacing the commode.

The flush mechanism itself wears out over time. Push-button flush systems, common in newer homes in G-11, F-10, and DHA, have a cable or rod mechanism that stretches or breaks, so the button feels loose or does nothing at all. Lever systems wear at the pivot and the chain. A plumber carries the common valve and button sets, so most of these are one-visit repairs, but older or imported fittings sometimes need a part ordered to match. If your fitting is an unusual brand, take a photo of the inside of the tank and the brand marking before you call, because that saves a second visit.

There are a few checks you can do yourself before calling. Lift the tank lid and look at the water level: it should sit just below the overflow pipe. If water is running into the overflow, the float needs adjusting or the fill valve needs replacing. Add a few drops of food colour to the tank water and wait ten minutes without flushing: if colour appears in the bowl, the flush valve seal is leaking. Do not use strong chemical cleaners in the tank, because they damage the rubber seals and valves and turn a small repair into a bigger one. And never overtighten the tank bolts, because a cracked tank is a replacement, not a repair.

Replacement is sometimes the right answer. A commode with a cracked bowl or tank, a fitting so old that parts are no longer available, or a unit that has been repaired three times in a year is better replaced than repaired again. A replacement also makes sense during a bathroom renovation, when the old fitting does not match the new design. A plumber can advise on the size and the fitting type, because commodes differ in the distance from the wall to the drain, and the wrong size will not fit your bathroom even if it looks the same in the shop.

What it costs

ServicePrice
Plumbing visitFrom Rs 800
Tap and leak repairsRs 1,200 to Rs 3,500
Flush valve, fill valve and seal replacementsRs 1,200 to Rs 3,500
Full commode replacement (fitting + new seal)Quoted after inspection
Technician’s note: Before you call, lift the tank lid and take a photo of the inside of the tank and the brand marking — and try the food colour test first, because if colour shows in the bowl after ten minutes, we already know the flush valve seal is leaking before we arrive.
